One route, one fixed fee, no surprises

Every project follows the same five steps, and every quote is a written fixed fee agreed before we start. This page explains both, and exactly what sits outside our fee.

The five steps, in order

Free 1-hour review

At your property where possible. Your idea, the planning position, the drawings you'll need, realistic timescales. You get a written fixed-fee quote afterwards, with no obligation.

Measured survey

We measure the house and produce accurate existing drawings: the baseline the council and every builder works from.

Design and proposed drawings

Your project drawn, then revised with you until it's right. This is the stage where your input matters most.

The planning route

Permitted development, a lawful development certificate, prior approval or a householder application: we choose the right one, submit it and manage it to a decision.

Building regulations

The technical package Building Control approves and builders price from, usually prepared while planning is with the council so no time is lost.

How the fixed fee works

One figure, in writing, before we start. No day rates, no percentage of your build cost, no meter running.

Every house and project is different, so we don't publish a one-size-fits-all price list. What affects the fee: the project type and size, the survey the property needs, the planning route, and how much building-regulations detail the build requires. After the free review you get the figure for your project, and it doesn't move unless you change the project.

Your written quote separates, line by line:

  • our fixed fee: survey, drawings, application, submissions and council liaison
  • the council's planning application fee, currently £548 for a householder application (set nationally; a lawful development certificate is half that; we confirm current figures when you apply)
  • Building Control charges, which depend on your project's size
  • third-party work where your project needs it, such as a structural engineer's calculations, which we coordinate and show separately

What counts as a change of scope is agreed in the quote itself, so both sides know where the fixed fee starts and stops.
