Will my extension need planning permission?
Many don't. Single-storey rear extensions within certain sizes are usually permitted development; two-storey and side extensions are judged more carefully.
The answer depends on how far the extension projects, how tall it is, how close it sits to boundaries, what's been added to the house before, and whether the property is in a conservation area. We check all of that against your house before anything is drawn, then recommend the route: permitted development (often with a lawful development certificate to prove it), or a householder planning application we prepare and manage.
Either way, building regulations apply. Every extension needs a building-regulations package covering structure, insulation, drainage and fire safety, whatever the planning position.
